I’ve considered mid and short term rentals, but from what I’ve seen, Baltimore city unfortunately does not allow new short term rentals unless the property is owner occupied.

If you are in this business long enough you will undoubtedly arrive at situations where taking the small loss even if not fair or warranted based on the circumstances is best if it keeps everything moving and avoids more costly delays, liability and inconveniences.In this case, if you withhold the $2K, you still have to find someone to complete the work to your satisfaction.

Unfortunately, those are treated as personal expenses and aren’t deductible.As for the repairs and improvements, fixing leaky pipes counts as a repair and can be fully expensed in the current year.

The 2025 Philadelphia assessment hit really hard unfortunately the values that they assign him any properties are pretty accurate of what they're worth in fact, even a little bit lower sadly though, that makes your property taxes a lot higher and gives you a large jump from 2024.
