You should be easily able to wait out this slow rental period.- i question your underwriting and ability to make money on a $79k purchase with $12k rehab.  

Even with potential vacancies or slow periods, the demand for rentals should keep things stable enough to cover expenses.Ultimately, I think Memphis is a great place for your real estate investments.

Everybody I have talked to says there is a 6-12 month season period before I can refinance and get my money from the heloc back out.

They have raised their prices double over a few months period we have been using their platform.

go to lots and lots of meetups.2. talk to those HMLs and find out what their terms are.3. save up enough so that you have a down payment, reserves, and also enough in cash for the hold period.

@Matthew Giblin you're highly unlikely to succeed if you spread yourself over 4 markets.Recommend you do more research and just pick one of the 4 markets.Then do a trial run and see how it goes.
