Last night night i was on YouTube looking at vids, and i happened to stumble on a video by HoltonWise that basically says they are being sued for fraud.

Most office is not suitable for transformation to multifamily. 

I've spent some time on YouTube and while I appreciate BL has hosted other RE education, their playlist is really wanting in the areas that are most directly related to their services.

I opted for YouTube instead of paper

You have gotten some great advice already in here but I will touch on the guest experience portion and local partnerships.My tips for guest experience:Have a digital guidebook explaining everything inside and near by places to visit.Record a YouTube video of yourself touring the property and showing the details of working things.

There are also some good videos on youtube on how to use it properly.

It's not as easy as it looks on YouTube and if you don't know the process on how everything gets connected, you will get charged 10x what the videos tell you on the Interwebz.
