Can they afford the initial build-out to transform your space to a restaurant that will pass health inspections and have enough funds left for the start up, food cost,  and marketing?

My sister recently started working for Bigger Pockets and has sparked my curiosity enough to try and transform Real Estate Investing into a career.

You also need to check with the utility companies and get cost estimates from them for availability, fees, hookup charges, transformer and power line/power pole locations or relocation requirements, water, sewer,gas, cable etc You will need ball park cost estimates from site work contractors for site work, roads, installation of utility lines etc.

The shift from brick and mortar to online has already been happening, this is just going to speed the transformation.

I believe that us pioneers in the toilet paper industry are going to be on the receiving end of the largest transformation of wealth in human history.
