You mentioned a career change, I think going into the trades like plumbing and electrical are great and you can make good money doing those, but I think you may be taking on too much by trying to do that right now.

I really appreciate it If you can pay in cash and not deplete your liquid cash below your emergency savings bucket, I would go cash right now.

its kind of a trade off because i can get a newer property at a higher price and down payment, or get something older, less down and then use that money to fix what i need to fix.
