Still boils down to will the developers go for it and will the market receive them well.Portland came up with some really high density rules to allow these little tiny home villages and the planners and city was so proud and a few developers tried them but the market ( buyers) dont like them and the projects have failed so no one is building them anymore.. 

This is to compare to stand-alone retail buildings of similar usable square footage.thanks!

New builds-broke even in the '08 market on two spec homes, built my own home from the ground up twelve years ago(400k in equity). 

It's nothing spectacular, just utility bills, trailing 12, rent rolls or whatever he's got so I can build an accurate assessment and make a fair offer.

Over the past 10 years, he and his late wife poured their hearts into building this home (with permits, of course).

The building value of the rental is written off across 27.5 years.
