Hi Ethan, I would not entertain the idea of getting more money from this tenant in order to potentially increase your cash flow. 

The idea is simple: purchase a property, live in one part, and rent out the rest to offset your mortgage or even generate profit.

A profit-sharing plan tied to retention and income is a great idea.
