I have been sued multiple times by tenants and never did a thing wrong and never lost a case.

As far as renting, I'd say find a good neighborhood and do good tenant screening. 

The other benefit of having a structural engineer look and advise on the property, is that you can then use that report as proof to a future buyer or tenant.  

I was wondering if anyone had ideas on how I might be able to attract more tenants who are okay with having this type of policy as I know it might be a bit of a niche market, but I'd love to hear any suggestions.

The appraisal came in at 715k. 38 pads, 23 trailers, 100% tenant owned.

Tenant pays all utils except water.  

There are currently tenants in both units, but both leases expire over the next couple months.

Ultimately build equity by having tenants cover mortgage.

Are you going to live there also, or do you want to operate a shared housing model in a single-family home with tenants?
