I don't mind doing dishes by hand in a vacation rental, but after my first apartment, I went and looked for my own condo to buy, and the Must-Have list was a dishwasher. 

Check to see if removing and replacing satellite dishes are an additional charge, as well as replacing flashing as needed.

If you go to a gorgeous mountain lake and catch a fish, it is most likely going to be a keeper, big, tasty etc.

When you mention liking "some unique pieces", are these bigger pieces (dining room table, headboards, credenzas, etc.) or more smaller pops (lamps, area rugs, dishes, etc.)? 

That being said, the additional guest will definitely put pressure on your house in the form of; more showers, more dishes, more maintenance items, more general wear and tear.
