If they don't want to reduce the price, and the lender will only lend on a portion of the purchase then cash is your solution (if you have and are a willing).

If they are adjusting the amount they can lend because the margins are too thin or telling you the deal metrics are not checking out it is likely due to the expected earnings not being sufficient.

@Jonathan Greene I don't mind them generally but when they raise huge amounts for syndications that go south that is another story.

when I first started lending in Detroit in 2002.. the rehabbers there would paint the copper in the basements with grey paint in the low light theives would think its galvanized and not take it.

Personally due to the rate environment, I am sitting at 65% LTV on my properties, but I also stopped buying and started private lending (in the US at least, I just bought a house in Portugal).You're in a really good position here, it'll just take some math, homework with banks, and diligence in renter underwriting to end up with a fantastic income property and portfolio.
