One thing I didn't mention, is that my mother committed suicide (by gunshot) there in 2009...When my father's dementia started getting more serious, early this year, I hired an elderly-care manager to handle a variety of tasks like getting him to doctors (he wouldn't go with me), and eventually transition him into assisted living, where he is now.I was initially thinking of selling the house to pay for his care, so I discussed it with her.

Since your in asset protection business.. there is a lot of people on this site that think a simple one member LLC is asset protection … myself every time I have had a squabble the LLC is NO protection at least you still get named personally never have not been over the 3 decades I have been using them.. have not been in a ton of litigation but the hand ful that's what has happened.. usually  real estate recession or partnership squabbles.. not  GL type someone got killed on my property.. other than a few suicides but those we have no liability against.

If you do not touch it it will bite you big time.Remember you have a tenant pool top of the pool the best renters are not renting your properties.. your getting the bottom of the tenant pool so they always have issues. below your tenant pool into D and F is just plane suicide to me.JLH

The only reason I do it is for quicker acquisition with the intent on either a short hold then sell or a refinance.Lately this has not been possible because most leads I get the people owe so much more than the home is worth, I would be committing career suicide doing sub2 deals.As to the biggest obstacle, it is explaining it to the sellers so they really understand the benefit to them.

I would politely tell them they need to go learn it like I did... not going to create my own competition.Same I think with successful wholesalers I would think the last thing on there agenda is to train all these newbies so they are direct competition.. now its one thing if your market is anywhere mid west or bigger rust belt city and its urban core props.. which there are thousands to be bought at anyone timebut again if your working a very hot market.. why would anyone do this seem like business suicide to me.
