@Simon Packman Not sure where you’re located but I have Vermont Mutual in Northern New England for most of my properties and the most I’m paying for any of them is around $4400.

The property is in a great location,  close to stores, restaurants, fair grounds, freeway access, and less than a mile from hospital.

It is located on a very scenic setting.

If there isn’t significant equity capture at this purchase price, and it’s not in a great location, this would be a pass for me.
