Whenever you wholesale something, get a bonus or anything, add it to the stockpile.

Ready to stock pile some $$$$ to get ready to jump on all those FIRE SALE hot deals soon to come at pennies on the dollar?! 

With no extra cash flow to pay-down the HELOC, it just feels like you're stretched too thin.Another consideration is that your your debt service coverage ratio (DSCR) on that second property would be close to 1, which would make it difficult to obtain bank approval for it anyway.My recommendation would be to either partner up or let your first property accumulate cash flow and stock-pile your W-2 savings before embarking on a second property. 

I am stockpiling cash as fast as I can to hedge against this possibility.

No state income tax in Texas, we downsized our home a few years back, we made all of the decisions with early retirement in mind.I travelled for my job for several years, back and forth to Southeast Asia many times, so we decided to stockpile our miles for retirement. 

This is why I think you really have to have goals and dreams in life rather than just the sense of stockpiling cash. 

This can allow them to stockpile more cash on the the downturn.  

As long as I have enough to provide for the needs of my family and a reasonable amount saved to cover any unexpected circumstances that would be my responsibility to resolve, such as medical expenses, rental expenses, etc, I'll satisfy my giving goal before stockpiling for the next acquisition. 

Stockpile cash at this point and be ready.
