Hi Michael,If you work with investors I'm sure they'd be willing to share the cost of their project so you can get them more deals with accurate numbers.

There are so many great local coffee shops in Indy to try, that is just a bonus. 

I would suggest getting Dave Ramsey's book called The Total Money Makeover and read that.

If your willing to do so, you can live in the casita and then rent out the main home and have your tenant pay the majority/all of the mortgage (depending on what type of deal you find obviously). 

Getting a calls a few times a year isn't a big deal.
