As we sit in November, I can tell you that the inventory numbers, as of today, are above 5,000, which is 1,000 over October.

I would buy n hold 2 or 3 SFR with 20% down and sit on them.

The property has been sitting for months.

I've seen landlords held hostage for years by tenants who know how to manipulate the law.On the other hand, sitting vacant costs you the mortgage, taxes, utilities, insurance, lawncare, and other expenses.

It can get what I call wear stains where people sit or lay their heads so that coating will keep that at bay.Start keeping an eye on Craigslist, FB marketplace and OfferUP for good used furniture. 

Hello All,I have been investing for the last 4 years in real estate and am on the way to purchasing my 3rd property (a flip :)I am having a hard time knowing how I should organize my incomes, expenses, taxes, ect for easy bookeeping, to help keep everything separate legally, & to produce income on the money sitting in the accounts.I can only explain my ideal thoughts in a graphic design so i will include that here:Does this make sense in order to maximize profits & keep things organized?

I planned for it financially, but it's a headache for sure. your rent is too high if they are sitting vacant.. there is more inventory than butts to put in them.. therefore competition for the few qualified tenants this will cause rents to go DOWN.. if a property is not rented in 2 to 4 weeks your rent is too high .. this is one of the major risk factors that many dont see when buying in a subdivision of group of ALL new rentals..

But unless you have bad terms I would likely sit on that deal for the first 4.25 years and then look to refinance at that point prior to the balloon payment 9 months later.
