I am so excited to be more involved on the BiggerPockets site.

These things need so much power that unless the site has access to major grid access point you're wasting your time. 

It's difficult to have a site with the functionality of BP that works the same on an app; a lot of designers are moving towards phone-optimizing language that essentially gives you the website on your phone without you having to pinch or drag to make the view make sense.

Thanks @Iris OlivasI did some searches and ended up on a site that provided state by state listings of Private Lenders some of whom did 75k and up. 

We have a PMS which also doubles as channel manager and is also integrated into our site. 

Here is their description and note site Their terms state: "With whole note investments, the investor transfers the complete loan amount and is the sole owner of the 1st position on the loan.

While a lot of STRs, and properties in general, can work as an MTR, really nailing down who you'd like to serve can absolutely help guide your purchase decision on your next property.
