The economics simply do not favor the investor.  

Most I have talked to are 10 years at best and with many properties, they will simply not cash flow at that price.

You simply can’t ignore the risk of investing in an area that you’re not intimately familiar with.

If you gave the keys back to the bank  they simply would never deal with you again and I see that today even after 10 to 15 years from when it happened.

The customers prefer ATM, as you don't have to go to branch at business hours and wait in line, you can simply do it at 24-hour ATM.

It simply means that you agree to let them perform a 1031 exchange which starts with the sale - not that you have to help them finish.
