Knowledge workers – Usually the millennials who kept their jobs despite the pandemic and are able to work from home – are the segment who mainly drives the increase in the “Zoom” destinations.

I think it's a matter of dealing with it in whatever way suits you & your business best.Also realize that this can and will be an issue in any tenant segment, whether they pay their rent through Section 8, their own income (market tenants) or their parents' money (student housing).

We typically use a metric called Months of Inventory to forecast demand for product in a certain price segment in a certain area.

If I can go back to it and watch it after the fact in segments then I might do that. 

Small towns may rely too much on a single business or market segment.
