We have some older neighborhoods that we leave the stains in some of the floors and seal over them.

Then, most importantly, search for their vector of entry and seal it up!

If you're flipping it, refinish and seal, its actually not uncommon.

They may need to seal up where they are getting in and leave some bait in crawl space (if you have one)This will get you off to  a good start with your new tenants by showing that you are going to take care of issues promptly.
