Hi guysI have a handyman who is super knowledgeable and he is very comfortable connecting the 220 wires for a mini split and also for a hot tub. im getting extremely high quotes for a certified electrician to do it. what are your thoughts?

Hey @Robert Guarino I'm not super familiar with that market but the overall framework you are talking about sounds like it will work well. 

High borrowing costs right now, so have to look at what you're able to produce vs the borrowing cost. 1031ing can be a super powerful strategy, but there are time constraints involved.

@Martin Nesta this is super simple to do.

Duplex appraised 380 (super ****ing low ball) brings in an estimated 3,900 a month in rents. buyer agreed and SIGNED addendum to purchase at 397,500. day of closing they dont show, tell us they didnt know what they agreed to pay over appraised value and are trying to get us to accept 386k. my agent had me lock in our month to month long term tenant to a year lease for THEIR lender and now they pull this.. they have only 5k in escrow account.. my agent wont reduce his commission from 3%-2% to help bridge the gap. suggestions??

Ours was super good and knew how much and the type of work we wanted to put in.
