Absolutely, there are agents trying to their best to do their job professionally and ethically, but given these past market conditions, I understand there are limits...I would say the biggest hassle is getting info, especially if its already on the MLS or as part of agent only info (I think any agent hates it when some agent calls up asking for info that its already posted), and getting access as in my case since NJ uses satellite tracked electronic lockboxes.Honestly, broker cooperating (commission sharing) could be worked out later, but I know it would suck if the other side doesn't agree to it after you put it in the offer.

The total estimated cost seemed high for just minor repairs  ($2700-$3700, $500 of which is PM fee) There are a couple items I expected would be flagged but not mentioned:Recommended items that i think may not be needed:- Seeding back yard lawn- Remove satellite dish on roofItems I thought would need to be on list but not mentioned:- Add washer/dryer- Clean gutters- Attach electrical panel cover- Fix loose lighting fixtures, cover open junction boxThoughts?

Basically what you're going to encounter is either duplex's in the older areas of the OC aka santa ana, fullerton, la habra area that aren't usually rehabbed so need a good amount of repairs, or you start seeing a lot of duplex's along the coast but I think most of us young people that want to house hack don't/can't dish out a million dollars plus for a multi family.
