I mean you could make offers and if you are in the market and they aren't you can always file complaints, (only legit ones) with the city, to keep it on their radar and make it a squeeky wheel for the current owner, but yeah i'm not really a fan of bailing out people in any industry who make mistakes, so by all means by the properties but not your or anyone else's problem that they made the errors they did.  

They focus on clerical errors, force the landlord to clean up their paperwork and come back again next month again.

If the ARV is only 40k-50k there is little to no room for error and you will have a hell of a time trying to get any type of loan.

Rookie mistake 

It was a rookie mistake to not get everything in writing but never again.

It's required by ordinance that the water be changed between each guest.There may be a certain amount of trial and error as you work with your cleaning/maintenance staff, communicate well with them but give them space to do their jobs, and if it doesn't seem to be working out, go to someone else.  

That was my rookie mistake to not vet the actual sponsor better.  

I am still a rookie in real estate investing and am looking for some insight.

You could read 100 books and still need to learn more because certain things must be learned through trial and error.

I love this strategy, it makes so much sense for Rookie Investors trying to scale.
