The damage to the sheet rock in the basement wasn't bad, and I set up a bunch of fans and ventilation in order to prevent mold from growing.I went to check on the first floor apartment to see if there was any damage and luckily there wasn't.

Our properties are all in Memphis, so Little Rock could be a different experience, I can't speak to that.

Gravel he had not paid for and owed them hundreds of thousands  we paid for the rock and made him give us supplier receipts for the rest of the project and paid suppliers direct.

My 7 unit is about 3300 a month net (about 20% net )  so a bit shy of the 1k per week, but hey I'm on the beach in FL while my props in Cleveland support my life :) I wish you all the best in your endeavors Rock on!   

I now have mostly B and C assets, with a light sprinkle of C- and may be a D, that I recently acquired in an area that will surely gentrify quickly.
