The tenant then decided she didn’t like the property unless the owner was going to do some additional work to it like fully repainting it even though it was rented in as is condition.

We put a lot of work into the kitchen (painted the cabinets, new flooring, new appliances, new sink / faucet, new lighting, wainscoting, new paint) as well as new flooring in both upstairs bedrooms and the basement, new vanity / faucet, mirror, paint in the main bathroom, completely repainted the entire inside of the house and 75% new lighting throughout the house.

The property its self it pretty turnkey for a rental property, although 5-10K could make it look nicer (landscaping, repainting etc).

Thats why it is necessary to have a repair budget, plus on turnover it allows you to repaint between tenants.

I think the major remodel was in 2004, and the kitchen was completely redone with quartz counters in 2018 (and the carpets replaced then, too), but the ceiling hadn't been *fully* repainted since it was built 23 years ago, and I don't think the bathroom vanity lights or the exhaust vents, etc., had been dusted since then.

I had beautiful renovations TRASHED within 1 year, when I say trashed-- I mean TRASHED, had to repaint/refloor after 1 year-- damage so bad, gosh I don't even know how it happens.

if the paint isn’t peeling or looks bad I wouldn’t paint If I had to repaint and reroof I would do grey/black roof with light grey paint, black shutters and white trim, red door
