Hey @Adriana McLaughlin - This is actually the FIRST TIME I have heard of the term "ALL-IN-ONE-FIRST-LIEN", but after doing a little bit of reading on it I am not sure I still completely understand.Basically, you apply for a HELOC credit payoff your existing mortgage with this variable HELOC and then in theory have some leftover as well...so the advantage is paying off your loan early and getting access to a line of credit, but the disadvantage would be a variable rate mortgage for the reminder due on your orginal first mortgage?

I'd start with option 1 and remind her she's already behind on rent and you're giving her the option to move out without the need for an eviction.

But remind them they’d need 25% of the $700k ($175k) plus the $150k premium you’re asking as a cash downpayment. ($325k downpayment should eliminate the tire kickers.) downside to your plan is you eliminate all the owner occupants as buyers.

I ended up using a combination of XL (each loan has it's own tab with loan details and amortization/payment table), Outlook Tasks/Reminders (to track upcoming due dates/maturity dates), and QuickBooks (for general ledger)...all held together with some bubble gum.
