I'm new to real estate investing and I'm from Kerrville tx I've been listening to bp religiously for months now and I've been wanting to get some more insight or have a conversation with investors about certain criteria i would appreciate ALL advice from anybody 

Whatever it is it can be changed to reflect your current beliefs.

Stay focused on paying down the balance religiously and learn from this, write it out because you will have more deals and you don’t want to make the same mistakes.

I'm not here to start a political discussion but it is against some core "republican" beliefs to step in like this.

The beauty of real estate investing, is that there is something for everyone according to their personality and their belief system. 

My belief is that is mildue and can be cleaned up pretty easily. 

It looks like you have a well aligned set of attributes all contributing to your RE success, only furthering my belief on building the right team. 

It was very difficult to get any info about the tenants before we purchased the property and soon after we purchased it the tenants in one house moved out.I realize this is a very small sample size to draw any conclusions from, but I guess I want to challenge the belief that it is better for the owner that the tenant not to know who he or she is.

I have multiple tenants that pay Bi-monthly(it's written into the lease) and I have to send the occasional Pay or Quit notice, but as of right now, I collect 100% rent owed to me, and I haven't had to turnover a property due to lack of payment since one of my first inherited tenants failed to pay.There will always be bad tenants, and there will always be fantastic tenants, but most of us will find, OK tenants, and it's my belief that it's your duty as a property owner to try and work with OK tenants.
