I had to run over to pull the file to refresh my memory, but we had a note come across my desk for this very rural home that was falling down in the Midwest.

So, ours was listed for 20 grand less than either of them and while they were both in very good shape, I toured one in an open house and had the mls pics of both, ours was TOTALLY refreshed, inside and out, ours was arguably in BETTER shape!

It's very exciting and refreshing, to have found a resource this great for FREE!

If you're doing high volume and refreshing your list often, recycle them and move on.

Might be best to get them out so you can go in an refresh the place and start out on a new foot.  

Refresh my memory,,WHY do you think this tank and leach field is BAD. 

I think I can get the house for $110k, and actually needs little work, just updating/refreshing.  

The ones in my area generally refer to their VRBO number as I do.I refresh the add every few days to keep it towards the top of the search results.Since it is free it is a no brainer for me to use even if it only generates one lead a year.I also sometimes get someone that just wants to send me a check months ahead of their desired reservation and I have no problem with this either.My perception is that people using VRBO are middle aged people that don't mind spending money on a nice place.The inquires I get from AirBnB are more of the millennial crowd that may not have as much to spend as someone in the peak of their earning potential.

Also refresh your calendar often.If you have instant bookings enabled it will also help.Search your area on VRBO and see what the competition looks like.
