Now I have done this for syndicators and I think that is a niche thats out their as their EM are 100 to 500k and you can charge accordingly .. but in the regular resi space were deposit RARELY go above 5k how does this all work.. and how are you going to talk wholesalers who you dont know into using you..

If you're going to owner occupy and and want to benefit from some rental income then I'd go for it, but if you're looking for some combination of appreciation and cash flow there are better places to put your cash.

One thing I can say once I got the system going the business got alot easier, after I automated almost everything I have had the pleasure of rarely going to my airbnb and I am booked 92% of the time, not only did my research pay off I am reaching the numbers I expected and more.

Not sure the final outcome, but I'm guessing that is a case where you think things are risk free, but I expect the purchaser was out significant legal fees that were not reimbursed and ended up not getting the property.I've always thought about this in the rare instance that a super nice and super valuable property goes to sale with a mortgage on it.
