It’s a good idea to confirm you have a path to record title in a way that’s financeable, even though this isn’t a standard fee-simple sale.The big question is whether it’s reasonable to pay a market-rate price when you’re not actually scooping up the land.

Look at all the differences in both rate and terms but most important in my opinion is their track record in customer service and meeting deadlines and closing.

And for the record there is a HUGE difference in the amount of odor in a unit from 3rd hand smoke which is what carries in in your person when you smoke like clothes smell and breathe smell vs the smell you get when there’s actually smoking in the unit.

In the future I will likely use a combination of a leasing agent for doing showings and a virtual assistant for handling leases, marketing, recording rents and calling for collections.

We’ve since implemented stricter due diligence practices, like deeper tenant screening, verifying payment histories, and cross-checking financials with third-party records.

They would not be recording a lien or anything, just giving me the funds to purchase cash.
