@Joel Owens Although that's true, you and I both know most brokers will not press the issue if they can't prove they were the procuring cause.

Section 1101.002(1)(A)(viii) of the License Act requires licensure of those persons who procure or assist in procuring prospects to buy, sell, or lease property.

I have made an alliance with a trustworthy Real Estate agent and even procured some tentative future financial investment.I have done “driving for dollars” and picked out several “farm areas” here in San Antonio and had numerous, vigorous comps done for me.

There are also various websites available throughout the U.S. where you can procure properties and those businesses will manage the properties for you so all you need to do is receive the rent check.  

The most common exception is called procuring cause in which the agent feels he has been harmed because the buyer would not have found or seen the property without his help - but he'd better be able to prove it.
