Buying and holding should be implemented when you have plenty of cash reserves and is a hedge for your money.... profit preserving strategy..Not a profit wealth building strategy...You should be working toward Free and Clear properties......And most that buy and hold are very leveraged borrowing to build...Which makes that a business model that is fraught with problems...

Though I have no delusion that TPTB won't resort to such drastic action to preserve their status.

I'd rather own my own multi-unit building or some SFRs and be back in full control and able to preserve my capital.

If the bedrooms have some ornate trim or some defining characteristic, we try to preserve as much as possible.

This preserves the estate tax credit and passes it along to the surviving spouse so when the surviving spouse dies, the children could use both parents estate tax credits in the same estate.

Just need the metal fixed up (read: large holes on bottom, etc) and painted to preserve it.

But, if in redemption period, and if redeemed, the previous owner Does have to pay you for certain improvements like preservation, but not necessarily rehab. 

That being said, FOR ME a good deal starts with one where we can apply the necesary strategies to ensure the preservation of our investors capital.
