@Michael Kattouahi understand what you're saying - lots of folks are shocked when they see how much interest they pay over time.and it's a lot more at 7% than it is at 2.5%.but... i certainly don't worry about it.

Based on my calculations and preliminary research, I have found that the Bay Area offers good returns from developing land, although acquiring level land and obtaining permits can be challenging.I have a few questions:1) Is it recommended to purchase a complete house plan from online sources like ePlans or similar websites and then customize the architectural design before submitting it to the municipality?

That is why it took a significant amount of time as many will just be like ok I will foreclose, but if the borrower who is 12 months behind files BK on that 3% loan you will be shocked at what your return truly would be.

Which is shocking that they would allow someone with a significant history of crime to become a real estate agent.  

It’s all about having a clear, focused strategy and sticking to it. agree paying down principal day one really saves you interest and the amount you would pay it down say a few hundred a month .. that money does nothing for increasing your holdings one just spends that on dining and a new pair of shoes etc.. then if you need to cut back on payment you can however you would be shocked to how much faster you create real equtiy.

(other than having cash/equivalent, preliminary title report, and the appropriate deed ready to go 'on hand')The MOST difficult part of this will be getting the lender to provide you with the reinstatement figure to bring the loan current (I do this and take title sub-to because it's actually easier to get the lender to provide a reinstatement than a full payoff). 

Contrary to popular opinion, I don't see us going back to yesterday's rate environment, and I'm not anticipating being able to obtain investment property financing at sub 6% at any time in the near future without heavy buydowns. 5-7% is the historical norm for mortgage rates - it's not like 7% for an investment property is outrageous or shocking, and this is the ballpark I use to underwrite my deals. 

Answer these two questions correctly and — absent any major shocks — the market picture for 2024 starts to come into focus.Real rates have tightened materially into restrictive territory and will weigh on economies through this year and next.

Once I closed on the property I started to tear down the walls and notice that had no insulation, at that point I decided I going to tear  everything up. when I took the sheetrock from the ceiling, I was in shock to see that some electric work was done with duct tape.
