Kiavi does a good job with a lot of things, but they tend to be a bit more "vanilla" and stick to their guidelines/checklists.

I use Rentec Direct which does a great job of tracking multiple owners/properties/tenants with the pooled bank accounts.

This will increase the return above what can be obtained on a passive investment.The flipside of having the power to control everything is that it can be alot of work (and a full-time job if a person is putting in sweat equity).

As a property manager I've built up a rolodex of reliable professionals that I provide for all my clients, however in self-managing you will have to invest some of the time in finding those professionals for yourself.

The 15% tax hit is a one time expense, versus 4.3% is annual interest.

I love my job and plan to do this type of work forever.
