No-one bid because of the large cumbersome building complete with an extra paved lot with even more rear parking.

My parents did a quick walk-around and saw that all windows need to be replaced, driveway re-paved, etc.

We currently pay $110 a month for lawn maintenance (every other week), but I’m considering removing the grass and putting rock in the front and paving the backyard

Driveway paved.

It’s a little interesting that they don’t have paved driveways, but I’m thinking that’s not uncommon for the area.To your success!

I plan on doing complete renovations of every unit, eventually replacing the rubber roof, fixing up the garage doors, fixing the window lintels, eventually re-paving the driveway, and much, much more.

Obviously there is great inherent value in the infrastructure (paved roads, upgraded septic systems, water/sewer lines, etc.) so how is a reasonable depreciable basis calculated from the outset?

@Geneva Crisostomo It's best to make sure the infrastructure is in place before advertising (i.e. lot paved and/or concreted, access to water/sewer, electric, gas, etc).

One 2 story building and the other parcels are paved parking lots.
