Update: I was put on to building doublewides on each lot from a colleague (Ryan might know him - Josh Schmitt from Deal Flow :)).

I update the kitchens, floors and bathrooms to granite or quartz. 

Once you've identified what's important and what ratios to look for to evaluate a property, all future deals should be weighted against those "good" ratios/numbers - and periodically adjust to suit your goals.

I'd consider renting for a period of time and identify a particular area you'd like to eventually buy.

Your policy should be that the applicants have an SSN or ITIN, period.

The eviction did happen but SDIRA is actively engaged and working to help update the unit from the damage of the prior bad renter.
