Has this property been working for a while with a track record of income performance?

I guess it's just too many factors to consider and it easy to get overwhelmed and cannot get accurate info and estimation when I conduct analysis (ex. property tax rate, insurance, maintenance fee, rent, repair, closing cost, etc.) 

HUD performed extensive due diligence on us, and had to approve us as buyer's and our management company and mangers.

One that is pretty dang reliable for performance.

What type of loans are you buying, performing, non performing, seller financed?

All 3 are low due to the low vacancy, but evictions are also low due to the difficulty in performing evictions
