What I noticed from my own study of the metrics that the article didn’t mention is pending sales.

I'm not sure how you would approach your friend to buy their property, but in terms of financing, you could always try for a conventional loan program (lesser property requirements, so you could swing a fixer upper pending how extensive the repairs needed are).

Are there a lot of deferred maintenance, pending lawsuits, or nightmare tenants looming? 

hello Bp family I am a new member with a deal pending.

If you are flipping at the top of the market and the property is between 1000-1500 SQFT, retail construction in our area would be anywhere from 35k on the very low end to 60k pending where it is located. 

Have been considering putting it on the market for around $135k just because other units have pending offers within a couple of days of being on market.

With the pending slow down, etc.

IE they work C/D class..I suspect many need to do this to establish their loss's for the pending litigation.. keep in mind these properties are going to revert to the mean  IE wholesale prices so there is going to be a ton of equity lost.. but one call I can probably get them all sold  no problem.
