We do have a servicer.I finally had a conversation with my JV and said just foreclose since the borrower would not return calls, emails, any form of contact.Borrower did response when a DIL was presented (oddly enough) and agreed to a DIL but has yet to sign the papers.

STR insurance is a niche product with few actual insurers, so the brokers are all selling the same paper.

Then sell the beneficiary interest in the land trust to YOUR buyer/investor.This way on paper it will look like your trust is buying the property.

They are one of my best lead sources.In my city, they are published in the local paper once a month, always at the same time.All the info needed is listed in the paper.

We have a property that a number of months ago we had a plumber that had to clean out the sewage drain lines and he took a video and pictures and the line was plugged with what looked to be industrial strength shop wipes/paper towels, tampons, rags,  ect…We got contacted by the property manager that the line was stopped up again.

A lower price point can look like better cashflow on paper, but those earnings normally don't come for free.

With deals not being the best on paper currently, having defined criteria for rentals that pencil out is a must.

I live in WA state and bought my first 4 properties in Ohio.Word to the wise, it can look good on paper but the old saying "you get what you pay for" holds very true in a lot of those markets.
