However, I will say that most successful investors I've read about and talked with, will only invest in areas they are familiar with, or have very efficient systems in place to overcome the distance. 

You can overcome any mistake or problem with a tenant or a property but you can't move the house if you buy in a bad area.

This too can be overcome with swaps that weekly “mark to market”.

I think the latter requirement could be overcome with a letter from the IRS confirming a $0 tax liability for the years requested; however, I haven't seen this scenario unfold as most people never take the time to fully understand the contracts they (don't) enter into.What are some situations you as an investor have faced that would normally require a tax return that you were able to work around and how so?

Experience can be over come with liquidity and 3rd party management or bring in an experienced operator as a member. 

I will be looking to purchase property in Cincinnati, Ohio and am looking forward to overcoming the challenges of out of state investing.I am currently a full time teacher in Boise and have been teaching for 18 years. 

This is difficult to overcome in my screening process.The middle type of debt that hurts but doesn't kill are consumer credit.
