But I have the same experience no one picks up live and no one returns the call or if they do its 5 days later and I can't remember who they are etc.What is totally missing on BP and many of other social sites is talk about specifics on how to actually follow up and sales skills   ( what do I say when someone calls and I am a nervous wreck getting my first call)  not just read from a script.. great salesmen will out perform the book smart most all the time.

Multifamily housing for low/median earners actually outperformed the overall multifamily market for four years straight.Can be attributed to low vacancy rates and above-average rent growth. 

When in doubt, I estimate conservatively then hope to outperform my estimates.

From what I've seen, most syndications and syndicated funds appear to outperform your average REIT, but that could be survivorship bias.

Even if the price of bullion doesn't take off, it should outperform the dollar.To clarify, my intent is to use the bullion to fund the down payment on the mortgage, not the full loan.  

In my early days... our Real Estate company would have sales training almost weekly... this is were I learned the art... and a good salesmen will out perform someone who has no sales skills  10 to 1.. there is no question about that.

And for many who have cash they get hooked to the passive nature of the business and to the returns that over time will usually out perform rental properties.Once folks have been through the rental cycle and realize how tough it is to be a landlord they start looking at lending its a natural progression.. of course many have a combination of both.. but I have seen it happen with great frequencies over the years.. my clients selling off rentals to put into notes.

Just buying and flipping vehicles from Craigslist in my time off I have vastly outperformed my small TSP account from civil service.And that leads me to think that in the big-boy market of housing, I will also vastly outperform any advantage in the TSP.On active duty in high BAH zones (I'm in the San Francisco area) most of our pay is tax free to begin with.

They have appreciated more than any other investments during the booms years, yet were the most resilient in moments of crisis .They have outperformed general real estate, hedge funds , stocks market by a large margin.
