I get 2 or 3 bookings in a whole year from them.Given my high prices I am happing with the simplicity of getting the bookings from VRBO I do advertising other places such as local FB groups for Lake houses.Ultimately VRBO is king for me.

Hi @Robert B Azimi,A home that has been registered through The Mills Act, can be rented out the same as any other property, and it can even increase rental revenue as there are people who really like the thought of living in a historic house.

I believe after the holidays the other unit will go quickly.What is the rule to refi into conventional loan?

For the future, remove other door knobs that don't need to be keyed unless you have the keys and strengthen the lease to address lock outs. 

The other property is a cottage built in the mid 70s and requires significant electrical/plumbing work to bring up to code.

This sounds like a development, so you and your team should have years of experience and a track record of success before you take other peoples money. 

I'm meeting with a couple agents i was referred to through my network and am wondering what critical questions I should be asking them to understand if they are the right partners for me in this market, especially considering I will be managing this investment from the other side of the country, and what info I should be prepared to provide to them.

It wouldn't hurt to set up time to meet with agents, property managers, lenders, and others while you’re visiting your markets of interst.
