I'm optimistic that it will be a nice ten year play, but I am not counting on it, since the cash flow should be enough to justify the investment.  

The new owner seems very optimistic and asked if she could transfer ownership and run the business under the new ownership starting on 1/1/19.

Maybe I'm being optimistic but I can't find any reason our house won't be worth 280K+ with the 20k in updates (we've already knocked out walls and done some cosmetics in the main level- what we're after now is hardwood floors and bathrooms).
