@Rafael Roone thing to consider - most folks in your position who are in California and buy in a supposedly low cost market - Memphis, Kansas City, Baltimore, Cleveland - don't have the right expectations. 

I've seen a few folks make that kind of jump, and it's not as off-the-wall as some might think.

We cater to us older folk that didn't grow up with all these subscriptions and when they go on vacation they want to press a button and tell the remote what channel they want😄 We have big smart TV's that they love and if inclined can use a subscription, but then they have to figure out how to sign out of them.

I have been interview these folks and almost down to the right folks.What I am seeking from the community is experience from those that have done this and have been successful but also those that have pitfalls to learn from those to either not make the same mistake, or do what works. 

for some of us "regular folks", a tidbit of info here to lower the appetite if you are not in that class of investments:"Regulation D, Rule 506(c)" refers to a specific exemption under the U.S.

I'd love to have a solid list of folks I could trust.

Like Tarik and Christine.. or than merril or any of the others. its a natural progression and the HUGE money is made selling the information. to be fair and balanced like Fox news.. there are always a % of folks that come through these trainings that do quite well and the money they spent forced them to take action.. its just the other 90% who spend the money and well never really do anything..

I fund a lot of folks that do this. its just wholesaling dirt .. nothing sinister .. some try to actually buy it others try to tie it up and assign contracts.

I'm not sure if folks are phishing for something or what but I appreciate you taking time to challenge the initial poster's post.Steve

@Debbie I am about to buy a duplex and that is my plan as well (section 8 tenants only) ... right now that is the only recession proof return on my investment I can think of because even folks with "good jobs" may be  furloughed or laid off in the next year.
