Due to the nature of a fund model, the projections we shared with our investors, changes in the post-pandemic market, and the fact that a significant portion of the returns to our shareholders are realized as the facilities become stabilized and begin to churn out cash, high cash-on-cash returns during the first year of this fund – designed to acquire troubled, turn around assets – did not result.

The many bad advice on this platform are mostly in part attributed to "AI" making everyone look smart but the few true ones like you would greatly benefit from a natural conversational interface tool that refers people to you for your quality advice.I remain a cautious, optimistic skeptic but open to embracing what the future holds.

You can still find the 1% rule here, and with all the revitalization and new construction I think things will appreciate well, especially in the next 3-5 years as there continues to be growth.

Issues arise during construction, many of which are minor in nature but those with local knowledge and expertise are better positioned to understand this keep your projects moving towards the finish line. 

Stringtown (near the zoo) is also revitalizing quickly in my opinion.

If all of the units are currently occupied, what would be your best revitalization strategy to bring the building up to its proper condition?

That may take a few years to settle itself, but that's not a neighborhood fundamentals issue and will correct itself naturally, especially as more neighborhood commercial and amenities continue to infill to meet the new population.

Most leases you can purchase are generic in nature and do not equip you with very helpful tools to manage your property in the most effective and efficient manner, lowering costs, reducing liabilities, creating revenue centers, etc.
