Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants waived ACH fees and additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

I found Zenlordpro software to give me the landlord the ability to receive rents electronically and gives the tenant more options to pay rent ACH or by credit card.

I just wanted to let you know that if your tenants pay via ACH / eCheck, it is only an additional $2 per transaction for them.

Example, if my payment to the owner is $1500 a month and their payment is $1250, I pay $1250 to the lender (make sure you put the account number in the memo or it is ACHed properly) and the other $250 goes to the owner.

As mentioned, Cozy offers free ACH, but if your tenants are low income, they likely don't have bank accounts to ACH from, and forcing a 2.75% increase seems to be raising their rent, even though it is a CC processing fee.As for the bookkeeper piece, I would not expect a bookkeeper to have some plan for you.
