Yep, my mistake.

I do see mistakes where the property was rented  for 6 months in a tax  year but the tax returns state it was rented for 12 months.

I'm hoping there are some other invertors on this forum that might have some other insight. this is one of the biggest mistakes investors make that own only one property or two.. hanging on in hope to get an extra 75 bucks in rent.. so now you have waiting at least 3 months  of vacancy and lets say you should rent for 1400 so thats 150 a month .. how many months will it take to make up 3 X 1400 if you hold out for that extra 100 to 150 a month. 

So it won’t matter if you forgot things like management fees (or the value and costs of your mistakes if you plan to self manage.)

Action will always trump inaction - I have made mistakes, but this deal has taught me a ton, AND we are making money on the deal.

I can say one mistake I made was while buying in great neighborhoods (up and coming) I lost equity on two where we bought on a busier street.

Realize this is not a standalone town of say 10,000 people, but part of a metro area market.Start small and Make Your Big Mistakes Early.Getting close to dinner time.
