It is only paying the "minimum cost".Thus, I'm trying to understand what type of metric would show the equity gain by having the rent, from the tenant, pay down the principal, essentially (at least in my eyes) building equity for me at no additional cost.

I just felt like I am the veteran, i will be the owner, i will be living there ( i dunno if it'll be 51% that's best case for the wife if i make it to her as often as i could it'll probably be more like 75-80% me at the other property.thanks for all the reply's , definitely found the sub-thread that has the eyeballs in itAs far as not knowing anything about basic stuff like that ..

I think the expected maintenance issues (plumbing, HVAC, and the like) really ate into cash flow that I developed over time and has kept me at a plateau-like position.

It being more of a timing thing as my money isn't that liquid - I intend to repay with the proceeds from my current condo as apart of the payment back to my parents.My loan officer has given me a "GIFT/DONOR" form for the 2 fam mortgage and knowing that I am only capable of receiving $15k without being taxed, how does one navigate this and utilize more of a loan style method that will not affect me at the end of the year.
