Recently I started working with a college kid who is doing some wholesaling to make some money and get his foot in the RE door.He had read about house hacking with a partner, where he applies for the FHA loan and finds a partner to cover the down payment.  

And yes you could invest the money for a deal ... but lets be STRAIGHT . with 2k you get the basic education / foot in the door.

And I pay $3.50 per yard for installation.Total, that's about $9 per square yard, or about $1 per square foot.

:P There isn't anywhere near enough information in the original post to provide specific advice so I asked the poster to reach out.  10,000 foot overview the best advice would be to speak with a knowledgeable INDEPENDENT insurance agent and be as forthright as possible with your situation. 

So my initial plan was to get in touch with them some how and get on a call then present my deal, but as I said before I can't really get my foot in the door

Also, average per square foot isn't always the way to figure ARV Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

The average listed price per square foot in our market trending for new construction by larger tract home builders is $130-$140 per square foot.

There is a reason the production guys in Texas can build for 75 a foot to 100 a foot.. and we spend double that.

In short, if it is unrealistic they would ever accept $1150, I would like to know beforehand, as I don’t want to be shooting my sled in the foot.
