If the extent of your real estate business is renting out your basement than no, a Wyoming trust is not necessary (in fact, a Wyoming trust is not necessary for 99.9% of real estate owners)....you were contacted by a fear mongering sales person, not someone I would consider to be offering credible services. 

You should consult a lawyer to completely understand your responsibilities and your liabilities as they are magnified when renting room by room.  

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

You could do events and offer onsite chef availability for large parties. 

It was a deal that was offered to me directly by the owners using owner financing and i took it!
