New electrical and plumbing were needed after doing the demo of the kitchen and bathroomsOn the buying materials, I did buy the kitchen cabinets (in-stock), countertops, bathroom vanities, tile and plumbing and light fixtures (not the recessed lights which the contractor bought).

The kitchen is important with a rural home.

the place came w/ a fully liveable basement, including kitchen, shower bathroom the rooms have windows.  

After the tenant moved in the repair calls starting coming in 9 times in 12 months - backdoor was stuck again (that was part of minor repairs), heat went out, AC not cooling, kitchen sink leaking,  etc.

Could be a new roof, HVAC system, or new kitchen along the way (all of which could certainly add equity to the home irrespective of the year it was built).

You will be lucky to get 20 years out of kitchen at STR quality and should maybe plan for 15 years.  

I tend to have an easier/faster time renting my 2 bedroom units than the larger ones.
